Ft. (ABOA): 12,214 Maximum Sq. Ft. (ABOA): 12,703 Space Type: Office Parking Spaces (Total): The Government requires 35 structured/inside parking spaces for the exclusive use of the Government. Ten (10) parking spaces must be located on-premises within the building offered. Twenty five (25) structured/inside parking spaces for the exclusive use of the Government may be located within the immediate vicinity of the Building, but generally not exceeding a safely accessible, walkable 1,200 feet from the principal functional entrance of the building, as determined by the LCO. With the concurrence of the Government, up to 360 ABOA square feet may be located in the basement or another location of the Government’s approval (i.e. a basement). The space will be comprised of two spaces consisting of approximately 1,400 ABOA SF and 11,300 ABOA SF Two separate entry points for each space must be provided that are separated visually or by a barrier. One entry point must be serviced by an elevator. Rooftop space must be provided for a satellite dish and antennae The agency will require the coordinated use of either a freight elevator or passenger elevator that may be locked off for private use. This need may occur during both business hours and after hours. The agency will coordinate use with the building’s management, as requested. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
