General Services Administration (GSA) seeks to renew an existing lease for the following space: State: AK City: Anchorage Delineated Area: City Limits Minimum Sq. Ft. (ABOA): 12,458 Maximum Sq. Ft. (ABOA): 16,818 Space Type: Office Parking Spaces (Structured and Reserved): 44 Full Term: 60 Months Firm Term: 0 Months Additional Requirements: This is a public-facing (non-law enforcement) agency. Preference is to be located on one floor; if on multiple floors, then the space must be contiguous. The agency is not restricted from occupying space with lobby area surveillance cameras on the tenant-occupied floor(s) if cameras are in public space. Currently has high density file storage; if agency relocates, they may need high density storage for files. Column spacing must not be less than 20 feet. A freight elevator would be required if agency was to move to be used for deliveries. Cannot be located on first floor space or storefront space. Reserved parking required in parking garage connected or adjacent to building that is adequately lit with access controls. Public transportation must be within walking distance of building. Loading dock requirement: large deliveries required to be palatized. Must be large enough to receive mid-size delivery truck. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Anchorage, AK, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
