The VA is seeking expressions of interest for an Enhanced-Use Lease (EUL) development opportunity at the Northport VA Medical Center in Northport, NY, to redevelop underutilized, historic buildings (18, 23, 25, 26, 27, and 37) for supportive housing or other uses that benefit Veterans. A selected developer would finance, renovate, operate, and maintain the assets under a ground lease of up to 99 years, with no lease-back or in-kind consideration permitted. The VA is particularly interested in responses from Service-Disabled Veteran-Owned Small Businesses (SDVOSBs) and Veteran-Owned Small Businesses (VOSBs) capable of performing at least 51% of the development work. The buildings contain lead, mold, and asbestos, currently lack natural gas or steam connections, and will require adherence to historic preservation standards. This notice is market research only, not a solicitation, and does not guarantee a future award or pre-qualify respondents.
