Page 3 of 3 The Long Beach Veterans Affairs Medical Center currently leases 10,674 rentable square feet (RSF) of space at 1506 Brookhollow Drive, Santa Ana, CA 92705 known as the Santa Ana CBOC. The Santa Ana CBOC s Lease expires on May 31, 2021. The Veterans Affairs (VA) intends to continue occupancy in accordance with (IAW) the authority outlined in General Services Administration Acquisition Manual (GSAM) 570.402 Succeeding Leases. However, the VA is interested in considering alternative space if economically advantageous, and that otherwise the VA intends to pursue a sole source acquisition. The VA will take in consideration the cost of moving, alterations, and other factors when determining whether to relocate. The VA will require any alternative space being offered to meet the following criteria: A lease for up to 10 years; Occupancy is required by June 1, 2021; Offered space can be on no more than one (1) floor; Shall provide at the minimum of 10,674 rentable square feet (RSF); with a maximum of 10,674 RSF; On-site parking for a minimum of 74 vehicles is required, of which at least two (2) spaces must be ADA compliant; Proposed property shall not be located within the 100-year flood plain; The proposed property must be within the delineated area as follows: North: Warner Ave / South: Dyer Rd / East: Pullman St / West: Grand Ave To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Number of parking spaces. Note, the above figures are minimums, there is no maximum. Date space is available. Other pertinent information that will help the VA determine if relocation will be economically advantageous.
