The Department of Veterans Affairs [VA] intends to award a succeeding lease using other than full and open competition for an existing lease that is expiring at 3436 South Polk Street, Dallas, Texas 75224. The VA requires medical space yielding a Minimum Square Feet of 13,433 Rentable Square Feet / 9,950 ABOA and a Maximum Square Feet of 13,433 Rentable Square Feet / 9,950 ABOA. Parking shall include a minimum of 50 adjacent parking spaces and 4 ADA compliant Van spaces. The space must be: Located within the delineated area of: North: West Illinois Avenue East: Interstate 35 South: Interstate 12 West: South Cockrell Hill Road be contiguous, on the 1st floor, incorporate into the lease such services: lawn care, janitorial, pest control, utilities, window cleaning, be able to achieve force protection level II [FPL II] certification within 30 calendar days from award, be able to achieve facility The Joint Commission (TJC)Â accreditation within 30 calendar days from award Tenant construction allowances for an interested party to absorb and cannot be passed along to the Government and remain in a competitive range are estimated to be $1,950,000.00 and $2,000,000.00.
