Service work to... 1.0 INTRODUCTION The St. Louis VA Medical Center (John Cochran) requires services to perform maintenance on the fire pump and fire sprinkler system as required by the NFPA 25 standard. Service work to the fire pump and sprinkler system must be completed in accordance with the following: NFPA 25; Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems NFPA 13; Installation of Sprinkler Systems NFPA 20; Installation of Stationary Pumps for Fire Protection The John Cochran, located at 915North, Grand Blvd. St. Louis MO, is protected by an existing fire sprinkler system with a fire pump. The sprinkler system includes a 500 gpm pump details below. This quote should be for a Base plus 4 years. 2.0 OBJECTIVES The purpose of this scope of work is to define the requirements for the maintenance tasks associated with the wet fire protection system. The intent of this Task Order is to fully service and maintain operation of the John Cochran sprinkler system. Work shall be done in accordance with the project SOW, specifications and be compliant with referenced codes. Let Pipe Shop know when work is completed so electric shop can restore full monitoring of fire sprinkler functions at fire detection/alarm panel. The serviced fire sprinkler system shall operate in accordance with NFPA 13, 25 and 20 as well as the original design intent at installation. 3.0 GENERAL REQUIREMENTS The Contractor shall provide all repair services necessary to meet objectives shown in 2.0 above. All flow tests are to be performed at system designated test points/valves. SPRINKLER/STANDPIPE SYSTEM MAINTENANCE REQUIREMENT CHART: Device Monthly Semi-annual Annual 5 Year Test All fire system valves including hydrants & yard sectional valves Exercise Exercise GPM Flow Test on Hydrants Done in April Main Drain Gauges in stairwells Inspect 5.3.2.1 Gauges shall be replaced every 5 years or tested every 5 years by comparison with a calibrated gauge. Sprinkler heads Inspect Main Drain: control assembly or valve Flow Test; record static and residual Pressures and time for recovery. Give reports Done in April Backflow Preventer Testing Test Backflow Devices and give reports Done in October Standpipe hose valves 13.5.6.2.1* Class I and Class III standpipe system hose valves shall be tested annually by fully opening and closing the valves. Record pressure and document Done in April Antifreeze solution systems Specific gravity The specific gravity of each solution shall be checked using a hydrometer with a suitable scale or a refractometer having a scale calibrated for the antifreeze solution. Give reports Done in October Device Monthly Semi-annual Annual 5 Year Test Fire Department Connections The piping from the fire department connection to the fire department check valve shall be hydrostatically tested at 150 psi (10 bar) for 2 hours at least once every 5 years Riser Flow Test 6.3.1 Flow Tests. 6.3.1.1* A flow test shall be conducted every 5 years on all Class I and Class III standpipe systems to verify that the required flow and pressure are available at the hydraulically most remote hose valve outlet(s) while flowing the standpipe system demand. Last test done Sept 3 2015 There are two Hydrants on station located behind building one. Main Drain Standpipe risers are located in eleven stairwells. There are ten Fire Suppression Backflow preventers located throughout facility. Seventy nine Standpipe Hose valves located throughout stairwells. Antifreeze solution systems on station. There are six Fire Dept. Connections on station. ELECTRIC FIRE PUMP MAINTENANCE REQUIREMENT CHART: Device Annual Fire Pump (pressure start) Flow Test, Plot Curve Points Coupling alignment Inspect Lubricate pump bearings X Operate manual start Flow Test Start on emergency power Exercise Start/stop pressure setting Inspect Gauges on Fire Pump Inspect(replace or recalibrate when 5% out of calibration) The Contractor shall provide all tools necessary to perform the work as specified in this SOW The contractor shall be responsible for removal and replacement of all ceiling tiles affected by the work. Contractor shall dispose of any unused pipe, excess materials or other construction debris. Qualified Mechanic. Contractor personnel conducting sprinkler and fire alarm system work and/or testing shall be qualified and experienced in accordance with Section 4.3.3 of NFPA 25; Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems. Acceptance of Work. The Contractor shall provide all documentation of required testing of work was approved and accepted by the POC John Cochran Medical Center. The contractor must submit validation that work was completed satisfactorily with request for payment. The Contractor shall coordinate all work and testing of systems with the Pipe Shop Foreman at Medical Center. SPECIFIC REQUIREMENTS 4.1 System Checks: No visible water leaks or standing water (clogged drains). Record all test data, static pressures, residual pressures Fire pump test shall not activate general alarm (denotes system pressure problems). Jockey pump stop pressure shall be equal to or higher than fire pump churn (zero flow) pressure. Jockey pump run cycles should be no more than 10 runs within a 24hr period.
