The Department of Veterans Affairs is seeking to lease a minimum of 12,000 to a maximum of 13,230 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of contiguous space within Hazard, Kentucky for a Community Based Outpatient Clinc. The lease may be for either an existing building space or new build-to-suit building. This space must be ground level entry/exit, no stairs or elevators, one contiguous space. The space/building shall meet all current building, seismic, and ADA code requirements. A minimum of 75 parking spaces (5 Government and 70 employee/patient) is required with 3 percent of the 70 parking spaces closest to the building being designated for use by the physically handicapped. Parking shall be within 0.1 miles of the building. The lease is to be a 5-year Firm Term with 5-year Non-Firm Term. AREA OF CONSIDERATION The Government requests Space in an area bounded as follows: NORTH: Hwy 267 and Hwy 15 intersection, Hal Rogers Parkway (Hwy 80), Hwy 80 and Winter Way intersection SOUTH: State Hwy 451, Coates Branch Rd, EAST: Winter Way to Hominy Mill Rd; Combs Rd (Hwy 550); N. Main St (Hwy 476); Memorial Drive (Hwy 15) WEST: Hwy 451/Hwy 80 intersection, Hwy 80, Hwy 80/Couchtown Rd Intersection, Couchtown Rd, Hwy 267 Buildings that have frontage on the boundary streets are deemed to be within the delineated Area of Consideration.
