The Department of Veterans Affairs currently occupies medical office and related space at 1500 Leestown Road in Lexington, KY. 40511 in a lease that will be expiring. The Government intends to enter into a real property superseding expansion lease contract to lease 6383 ABOA, with a minimum of 30 parking spaces (including 8 designated ADA complaint spaces), for utilization as a Veterans Readjustment Counseling Center. The lease term requirement is for five (5) years firm, fifteen (15) years non-firm. The space shall be located on the first floor of the building and must be available for occupancy by May 01, 2022. This procurement is being conducted in accordance with FAR 6.302-1-Only one responsible source and no other supplies or services will satisfy agency requirements. NAICS Code 531120 applies to this procurement. This notice of intent is not a request for competitive quotes. No solicitation document is available and telephone requests will not be accepted. However, the Government will consider alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Delineated Area is as follows: Space must be located within the boundaries of Fayette County. North Boundary: Leestown Rd South Boundary: Old Franklin Pike East Boundary: South Forbes Rd. West Boundary: New Circle Rd. Any firm that believes it can meet the requirements may give written notification to the contracting officer within seven (7) calendar days from the date of publication of this synopsis. Supporting evidence must be furnished in sufficient detail to demonstrate the ability to comply with the above requirements as follows: 1. Building name, address and location of the available space 2. Amount of offered space in Rentable Square Feet (RSF) and ANSI/BOMA Office Area (ABOA) square feet along with the conversion rate 3. Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property 4. Responses received will be evaluated; however, a determination by the Government not to compete the proposed procurement based upon responses received to this notice is solely within the discretion of the Government. If no responses are received by 3:00pm CST, May 28, 2021, the Department of Veterans Affairs will proceed to pursue a sole source acquisition.
