The Department of Veterans Affairs (VA), Orlando VA Healthcare System, Network Contracting Office 8, will be publishing Request for Lease Proposals (RLP) # 36C248-25-R-0110 with the intent of awarding a lease with sufficient rentable square footage to yield a minimum of 15,250 to a maximum of 15,308 contiguous ABOA square feet of Medical Office and related space in Ceiba, Puerto Rico. The space shall have a minimum of 87 parking spaces available. A lease up to 15 Years will be considered. New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will undergo, by occupancy, a complete modernization or adaptive reuse of the Space with modern conveniences. Building must not be part of retail setting, strip mall, in between other tenants or sharing walls. Space must be ready for occupancy no later than September 1, 2026. SOURCES SOUGHT The Department of Veterans Affairs desires to lease a minimum of 15,250 to a maximum of 15,308 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) square feet (SF) of contiguous medical office and related space in Ceiba, Puerto Rico. New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will undergo, by occupancy, a complete modernization or adaptive reuse of the Space with modern conveniences. Building must not be part of retail setting, strip mall, in between other tenants or sharing walls and must have a minimum of 87 parking spaces for patients and staff. The space must be available for occupancy by September 1, 2026, and must be located outside the 100-year floodplain. The lease term requirement must be in full compliance with the requirements of the Request for Lease Proposals (RLP). The period of performance will be for 15 Years, 5 Years Firm. If claiming Socio-Economic status (i.e. SDVOSB, VOSB, 8A, etc.); must include documentation evidencing active status. A market survey of offered properties will be conducted by VA staff.
