SOURCES SOUGHT  The Department of Veterans Affairs desires to lease sufficient Rentable Square Footage to yield 20,202 contiguous Net Usable Square Feet (NUSF) of Medical Office and related space in The Villages, Florida for use as a Community-Based Outpatient Clinic (CBOC). The space shall have a minimum of 140 parking spaces available. A lease up to 10 years will be considered with 5 Years Firm Term.  New and Existing buildings ONLY will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than July 1, 2025.  Space within or fronting on the following boundaries will be considered:  a. North: North Old Kings Road b. South: County Rd 304 c. East: 3065-3071 Florida State Road A1A d. West: County Road 305  A market survey of offered properties may be conducted by VA staff. Project Requirements: NCO 8 seeks information from Potential Offerors who are capable of successfully performing a lease contract, including design and construction of the facility described above, for a term of up to 10 years with 5 Firm years, inclusive of all options, as well as all maintenance and operation requirements for the duration of the lease term, at a fair and reasonable price.
