AMENDMENT # 10 TO COMBINED SYNOPSIS/SOLICITATION NOTICE DESCRIPTION DETAILS The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield a minimum of 4,300 to a maximum of 4,347 contiguous ANSI/BOMA Occupant Area (ABOA) square feet (SF) of Medical Office and related space in Miami, Florida for use as a Vet Center. Only Existing buildings will be considered. The Space offered shall be in a Building that has already undergone, or will complete by occupancy, modernization, or adaptive reuse for the Space with modern conveniences. The space must be located outside the 100-Year Floodplain and must have a minimum of 20 parking spaces for exclusive use of the VA The space must be ready for occupancy no later than June 1, 2027. A lease up to 20 Years will be considered Space within or fronting on the following boundaries will be considered: NORTH: STATE ROAD 932 SOUTH: SW 8TH ST EAST: I-95 WEST: RONALD REAGAN TURNPIKE To be included interested offerors responding to this RLP shall address ALL the following when responding to this advertisement: Cover Page contain the following information: Proposed property address with map showing property within the delineated area. Name, phone number and e-mail address of property owner. Note, if responding and you are not the property owner, i.e., broker, provide written signed statement from property owner (owner letterhead) authorizing you to represent the owner. Number of parking spaces. Date space is available Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation supporting offerors ability to meet all the Government s requirements identified in this advertisement. Offer must contain sufficient and clear documentation evidencing certified Service-Disabled Veteran Owned Small Business status and must clearly show percentage of ownership and percentage of subcontracted work as well as the percentage of such work that will be done by SDVOSB or VOSB subcontractors. Any partnerships, joint ventures, or other type of associations; must clearly state and provide all documentation related to the percentage of participation of the SDVOSB on all activities related to the lease during pre and post occupancy phases as well as percentage of ownership of the SDVOSB firm in the partnership. Offer must fully comply with ALL requirements and supporting documentation mandatory as per the Terms and Conditions of RLP # 36C248-22-R-0069 and ALL exhibits attached to it as amended by this action. All documents must be final, must be signed and must be acknowledged by placing the offeror's initials on each page. A market survey of offered properties will be conducted by VA staff. SOURCES SOUGHT The Department of Veterans Affairs desires to lease space yielding 4,347 contiguous net usable square feet of Medical office and related space in Miami, Florida. New and Existing buildings will be considered. However, If not a New Building, the Space offered shall be in a Building that has undergone, or will undergo, by occupancy, a complete modernization or adaptive reuse of the Space with modern conveniences. The space must be available for occupancy by June 1, 2023, and must be located outside the 100-year floodplain. The lease term requirement must be in full compliance with the requirements of the Request for Lease Proposals (RLP). The period of performance will be for 20 Years, 5 Years Firm. Space within or fronting on the following boundaries will be considered: North: NW 183rd St continuing on to Miami Gardens Dr, 185th and 186th Streets, North on Biscayne Blvd until Route 856. Route 856 to East boundary A1A. East: A1A from Route 856 to Route 1. South on Route one to South Boarder (8th St). South: SW 8th St from Route 1 to West Boundary (Florida Turnpike). West: Florida Turnpike from South to North Boundaries. Expressions of interest must contain the following information: Building name and/or address and location of the available space within the building Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from owner to offer the property if applicable Energy efficiency and renewable energy features existing within the building/lot List of services provided (janitorial, pest control, security monitoring, etc.). The Government will use the information received in response to this advertisement to determine if there are two or more vendors of a specific socio-economic classification in order to set aside accordingly in the order of preference. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date.
