Synopsis of Lease Requirement Mercer County Community Based Outpatient Clinic The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Community Based Outpatient Clinic (CBOC) Yielding up to 12,957 Net Usable Square Feet (NUSF) of contiguous space within the Area of Consideration set forth below Parking Spaces (Total): 32 surface/outside parking spaces, reserved for the exclusive use of the Government. Delineated Area in Mercer County, PA North: Routes 518, 846, and 718 South: -Route 718, 760, 18, 518, 318, East: South Keel Ridge Road West: Route 718 Full Lease Term: Up to 15 Years ADDITIONAL REQUIREMENTS: Offered space must meet Federal, State, and local Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The space shall be fully serviced. The space shall not be in the 100 year flood plain. Offeror or legal representatives must show written acknowledgement and permission to represent the property. The lease space shall be located on a street served by a main bus line and shall have a bus stop not more than 2 blocks from the building; Space shall not be next to a bar, liquor store, or like establishment; Space shall not be located near a residential hotel; and Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales.
