Page 2 of 3 THE DEPARTMENT OF VETERANS AFFAIRS IS SEEKING CLINICAL SPACE IN VENANGO COUNTY, PA This announcement is for Market Research purposes only. It is not a solicitation. There is no solicitation at this time. The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield no more than 11,460 of contiguous net usable square feet (NUSF) within the boundaries established below in Venango County, PA. This space is for use as a Community Based Outpatient Clinic (CBOC) by the Erie VA Medical Center, Erie, PA. All space must be located on the first floor of a building and must meet all Government requirements for fire safety and ADA accessibility. On-site parking is required for a minimum of 50 vehicles including ADA accessible spaces. The Government will consider both existing and build to suit properties. A 10-year lease term is being considered which includes a firm term of five (5) years and five (5) year soft term with termination rights after the firm term. Space is required within the Venango County, PA; specifically space will only be acceptable if it is within or fronting the boundaries outlined below and includes all properties that border either side of the roadways or paths that make up the boundaries. It also supports increased patient and family satisfaction with close proximity to highly populated residential and commercial areas. This will in turn improve quality and continuity of care with more convenient access, more timely attention to medical problems, and reduction in wait time. A market survey of properties offered for lease will be conducted by VA.
