This is a solicitation for a landlord to provide a fully built-out, approximately 6,500 square foot community-based outpatient clinic for the VA in Carmel, NY. The selected lessor is solely responsible for procuring an Architect/Engineer (AE) to design and construct the clinic to stringent VA, ADA, and building code specifications, starting from a VA-provided layout. The work includes constructing numerous specific clinical and support spaces, such as exam rooms, a lab, waiting areas, and specialized data rooms, with detailed requirements for finishes, electrical, plumbing, security, and life safety systems. The AE must submit design drawings at 35%, 65%, and 100% completion for VA approval, and all construction materials require prior VA approval.
