The Contractor shall provide, install, and furnish all necessary materials and labor needed for a replacement Building Monitoring/Management System (BMS)/Building Automation System (BAS). The scope of this work shall include integration of onsite Computer Room Air Conditioning (CRAC) 5 units, Uninterrupted Power System (UPS) 2 units, and Emergency generators and automatic transfer switches (ATS), 2 units total for buildings 5101 and 5105 at QITC. BMS/BAS shall be fully integrable to all existing equipment onsite, included Liebert cooling, APC cooling and UPS, and Generac generators. This scope shall also include the removal of all items deemed not necessary for the existing BMS/BAS system and deemed non-harmful if removed from the existing units. This scope shall also include system maintenance including quarterly onsite inspections, trouble shooting, and device replacement. Product and service shall be for an operable BMS/BAS that is fully compatible with existing QITC mechanical, electrical, and emergency power systems and upgradable by a factor of 50% for future system replacements.
