VA will consider leased space located in an existing building as well as land for new construction for a build-to-suit lease option. Lease Term: Up to twenty (20) years firm term. Delineated Area: To receive consideration, submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: Northern Boundary: North Blosser Rd, E on Hidden Pines Wy, S on Preisker Ln, E on CA-135, S on US-101, E on E Donovan Rd, S on Panther Dr, E on E Stowell Rd, S on Philibric Road, E on Foxen Canyon Rd Eastern Boundary: S on Dominion Road Southern Boundary: W on East Clark Avenue, W on Cabrillo Highway Western Boundary: N on Black Road, E on Main Street, N on Blosser Rd Additional Requirements: Offered space must be located on a contiguous ground floor single floor. Bifurcated sites, inclusive of parking, are not permissible. The following space configurations will not be considered: Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space (more than twice as long/as wide), irregularly shaped space configurations or other unusual building features adversely affecting usage. Offered space cannot be in the FEMA 100-year flood plain. Offered space must be zoned for VA s intended use or proof that it can be zoned as determined by the Contracting Officer is required. Space will not be considered where apartment space or other living quarters are located within the same building. Structured parking under the space is not permissible. Offered space must be compatible for VA s intended use. Offered space will not be considered if located in close proximity to property with incompatible uses, including but not limited to the following uses: correctional facilities (jails or otherwise), railroad tracks, or within flight paths if flight paths are a noise or vibration disturbance. Offered space must be located in close proximity to amenities including but not limited to restaurants, pharmacies, and shopping. Offered space must be located in close proximity to public transportation. A bus stop shall be located within the vicinity of the building.
