Life Safety Repairs 1 Introduction The Fort Harrison VA Regional Office, VARO is in need of awarding a contract to repair three life safety issues; leaking dry sprinkler line pipes, replace fire control panel and leaking roof. 1.1 Background Dry Pipe - For the past year the Fort Harrison VARO has been spending considerable amount of dollars in repairs to the dry pipe system. Â Due to the age of the pipe s condensation has accumulated in the pipes. Â Over time small pin holes develop due to rusting and when that happens the air pressure drops, and the air compressor comes on trying to establish the correct pressure. Â Over time the compressor comes on/off numerous times during the day that then leads to compressor malfunction. Â When the holes get too large, and the compressor cannot reestablish the pressure in the line the system charges and alerts the local fire department. Â All the water must then be drained, and the pin holes repaired before the system can be repressurized. Â Even though a nitrogen system has been installed the pin holes continue to develop. Â One nitrogen compressor (less than year old) has already been replaced. Fire Alarm Control Panel - failed recent quarterly Fire Alarm Inspection Roof - each year during the winter/spring season numerous leaks develop inside the FHM VARO. Â This is due to possible ineffective installation of the roof system specifically where the flat roof and the hip roof join. Â Melting snow (water) gets under the flashing at this joint and during the re-freeze of that water during the night heaving results making the damage worse. Â More water gets under the flashing and eventually a leak results in the attic area. Â The water then gets absorbed by the insultation (possible mold environment) and eventual comes through the ceiling tiles. Â Often the ceiling tile holds the water until the tile breaks and falls inside the office space. Â This area of the roof needs to be investigated and repaired. 1.2 Scope GENERAL - Contractor will provide all parts, labor, and materials to replace the dry pipeline (fire line) and repair damaged roof of the Fort Harrison VARO. Â Repairs to the file dry pipeline will be within NFPA 13 Sprinkler Systems standards and all roof repairs will be within local, state, and federal construction standards. Replace Fire Control Panel IAW NFPA standards. 2 General Requirements This section describes the general requirements for this effort. The following sub-sections provide details of various considerations on this effort.

PROJECT SCOPE: Contractor will provide all material and labor to repair and or replace damaged sprinkler pipe and roof. PLACE OF PERFORMANCE: Veterans Affairs Regional Office, Fort Harrison Regional Office, 3633 Veterans Drive, Building 167, Fort Harrison, MT 59636 The solicitation number is 36C10D24Q0007. It is anticipated that the solicitation will be issued on or about November 2, 2023, with offers due on or before December 3, 2023, at 3:00 PM EST.
