In making the determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through necessary space alterations/tenant improvements, and telecommunication infrastructure. Delineated Area: To be considered, the offered property must be located within the boundaries defined in the attached market survey map. Warehouse Minimum SF (ABOA): 5,000 sq ft. The secured yard must feature appropriate fencing, lighting, and access control (gate) systems suitable for Government security protocols. The building must be accessible 24/7/365. The Government prefers column spacing and ceiling clear heights that optimize material handling and storage efficiency. A Government standard lease document will be used for the transaction. Properties located in a 100 year floodplain will not be considered. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. The site shall have convenient and well-maintained vehicles access for employees. The Governments decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
