RFP to Lease the Rockaway Beach Clubs in Gateway National Recreation Area
The National Park Service is leasing two historic oceanfront beach club properties in Breezy Point, Queens, New York, within the Gateway National Recreation Area, for a term not to exceed 30 years. The lease is anticipated to commence by January 2026, following approval of the lessee’s construction documents for initial improvements. Minimum annual fair market rent is $526,490 for the Silver Gull Beach Club and $513,700 for the Breezy Point Surf Club, with rent subject to annual CPI adjustments. The properties require significant initial improvements, including fire safety, wastewater, and lead paint/asbestos abatement, and must be delivered "as-is." Proposals may be for one or both properties, with preference given to those including both.
