The United States Government is seeking expressions of interest from potential sources for approximately 4,400 rentable square feet of flex space for office, warehouse and related space in Billings, Montana. The space must yield a minimum of 4,090 ANSI/BOMA (formerly "Usable") square feet to a maximum of 4,208 ANSI/BOMA (formerly "Usable") square feet of contiguous street level space. Employee / on-site visitor parking shall be provided in accordance with local code requirements, or in the absence of local code requirements, eleven parking spaces are requested. In addition, there is a requirement for approximately 10,000 square feet of secured ware yard space located within one mile from the office building. The building must be located in a prime light industrial or flex space district with attractive and professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. The proposed lease space shall be fully serviced. Building name/address. 2. Legal property description, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. ANSI/BOMA defined office area/useable square feet (USF). 5. Rentable Rate per square foot (RSF) of the entire building and Rentable Square Feet (RSF) of the space offered. If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating the owner understands the Offeror is representing other parties for the same requirement.
