The United States Geological Survey ("Government") seeks expressions of interest from potential sources for light industrial/ ware yard space in Oklahoma City, OK (Space). The current Government lease in Oklahoma City, OK is expiring and the Government is interested in leasing approximately 6000-10,563 rentable square feet of light industrial space (Industrial Space) plus contiguous ware yard space (Ware yard) in Oklahoma City, OK. The area of consideration/delineated area /boundaries are as follows; East: N Coltrane Rd to NE 50th St to Interstate 35 to S Eastern Ave South: SW 29th St to S High Ave to SE 15th St to S Lincoln Blvd to Interstate 40 West: N Western Ave North: Memorial Road The Industrial Space must yield a minimum of 6,000 ANSI/BOMA (formerly "Usable") square feet of contiguous space, and the Ware yard must be located contiguous to the Industrial Space, provide a minimum of 20,000 square feet of paved space for Government vehicles and equipment and be configured for a 16 foot turning diameter to maneuver for vehicles and trailers. All Industrial Space offered must be contiguous and located on one floor, preferably on the first floor. The anticipated term is 7 years, 3 years firm as a fully serviced lease. The building must be located in a prime warehouse or flex-space district with attractive, professional surroundings design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The location should provide employee parking within convenient walking distance of the offered building sufficient to cover the commuting needs of employees. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. The building must also possess the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, OSHA, LEED, Energy STAR, and seismic protection. SUBMISSION REQUIREMENTS 1. Building name/address. 2. Legal property description, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. ANSI/BOMA defined office area/useable square feet (USF) 5. Rentable Rate per square foot (RSF) of the entire building and Rentable Square Feet (RSF) of the space offered 6. List services and utilities provided by the lessor If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.
