HOME, Rehabilitate Quarters 3 - 140P6023B0007 PRE-SOLICITATION NOTICE: The National Park Service, Interior Regions 3/4/5 intends to issue an Invitation for Bid (IFB) for the Rehabilitate Quarters 3 at Homestead National Monument Quarters 3, 8523 West State Highway 4, Beatrice NE 68310. The existing 2000 square foot, single family residential, slab on grade house was constructed in 1961 and a kitchen addition was added in 2004. The current house is in good condition but requires updates to life cycle items. The existing house is not currently ADA / ABA accessible, and the sprinkler system does not meet current park standards. The approximately 2000 square foot house will have full floor, wall, and ceiling finish upgrades. Work includes but is not limited to converting an existing 125 square foot bedroom into an ADA / ABA accessible bathroom with shower. Replacement of all existing door assemblies and framing to accommodate accessibility and modernize. Replacement of an existing window with a new accessible double door at rear entrance patio as part of an accessible egress. Entrance to have a new structural stoop to frost. Upgrades to Mechanical, Electrical, Plumbing, and Fire Protection to meet current park standards. All work is to take place at Homestead National Monument of America ¿ Quarters 3, 8523 West State Highway 4, Beatrice NE 68310. SOLICITATION NUMBER: 140P6023B0007 PROJECT MAGNITUDE: Between $100,000 and $250,000. TYPE OF CONTRACT: This will be a firm-fixed price contract expected to be awarded to a prime contractor by Summer 2023 with performance to begin in Summer 2023. Construction Wage Rate Requirements for Gage County, Ne will apply. EVALUATION FACTORS: will be addressed in the official solicitation. North American Industry Classification System (NAICS) CODE CLASSIFICATION and SET ASIDE: The NAICS Code is 236118, and the size standard is $45 million. This project is set aside 100% for Total Small Businesses. SITE VISIT: A site visit date, time, and meeting location will be announced in the solicitation. Offerors are highly encouraged to attend the scheduled site visit to inspect the site and to ensure they fully understand the requirement and conditions that may affect the cost of the project, specifications, and performance.
