Title of Project: Rehabilitate Stedman Buttrick House, Minute Man National Historical Park, Concord, MA PMIS No. 189409 Description: This project will address structural issues and water infiltration problems, enhance safety, increase energy efficiency and improve visitor comfort. Work of project includes, but is not limited to, work on the following elements/trades: 1. Exterior Concrete Floor Slabs 2. Universal Accessibility 3. Building Masonry 4. Rough Carpentry 5. Architectural Millwork 6. Windows 7. Doors 8. Roofing & Flashing 9. Interior Finishes 10. Specialties 11. Plumbing System Improvements 12. HVAC System Improvements 13. Electrical Improvements Type of Procurement: A negotiated firm-fixed price contract will be awarded requiring submission of both a technical and a price proposal. The government will consider an offeror's technical proposal on tradeoff basis as described in the solicitation. This procurement is being offered as a total small business set aside. The NAICS code for this project is 236220 and the small business size standard is $36.5 million. In accordance with FAR 36.204, the project magnitude is estimated to be between $1,000,000 and $5,000,000. The contract duration is 210 calendar days following the notice to proceed. A PRE-PROPOSAL CONFERENCE/SITE VISIT is currently scheduled for July 2, 2019. Specific details regarding this meeting are provided in the solicitation in Section L. Minute Man National Historical Park Rehabilitate Stedman Buttrick House NAICS Code: 236220 Estimated Cost Range: $1,000,000 and $5,000,000 Estimated Period of Performance: May 13, 2019- February 28, 2020 Project Description Project will address structural issues and water infiltration problems, enhance safety, increase energy efficiency and improve visitor comfort. Work of Project includes, but is not limited to: 1. Exterior Concrete Floor Slabs: Repair and patch poured-in-place concrete slabs and column plinths, restore inlaid quarry tile. 2. Universal Accessibility: At exterior (public) entrance to/from southeast loggia, replace/upgrade door hardware including, without limitation, lever lockset and power-assist door operator, in compliance with the Accessibility Barriers Act (ABA) Accessibility Standards. 3. Building Masonry Repair and repoint exterior brick walls and chimneys, repoint brick masonry flat arches and limestone keystones at window openings, repair and patch limestone columns and entablatures at west portico, repair cast-stone balustrade surmounting west portico, including in-kind replacement of missing components. 4. Rough Carpentry Provide all required interior and exterior new and replacement framing, equipment bases, backing panels, fasteners, wood blocking, shims and nailers, plywood underlayment for roof sheathing and interior tile flooring. 5. Architectural Millwork repair architectural millwork at five (5) staved, fluted wood columns, pilasters, throughout pergola, and at portico. 6. Windows Inventory, remove and store (on site), all window treatments and sashes, clean repair or replace damaged wood sash, metal weatherstripping, and window hardware, reinstall all window treatments. 7. Doors repair, repaint and refinish one dutch door, one wood screen door, six glazed wood doors. Replace five additional storm/ screen doors. 8. Interior Finishes Remove existing resilient flooring, carpeting and associated underlayment and provide new slip-resistant quarry tile (2 colors) as indicated, complete with tile, grout and accessories 9. Plumbing Remove existing resilient flooring, carpeting and associated underlayment and provide new slip-resistant quarry tile (2 colors) as indicated, complete with tile, grout and accessories, remove four (4) existing lavatories; provide two (2) double-bowl, integrated vanity tops with battery-operated sensor faucets, complete. 10. HVAC Update existing air handling unit, improve heat-generating systems, provide new air conditioning package unit, air-cooled condenser 11.
