Subject: Solicitation notice – Residential Bathroom Renovation and Remodel Ref: 19SW8024Q0002 The Embassy of the United States of America in Stockholm intends to issue a request for quotations (RFQ) for Residential Bathroom Renovation and Remodel. Only companies specializing in this field of work with valid permits and experience should apply for a solicitation package. Please see Scope of Work below. The site visit for this project will take place on 16th, January 2024 at 10.am. The U.S. Government intends to award a contract that is the most advantageous to the Government, price and other factors considered. We intend to award a contract based on initial bids, without holding discussions, although we may hold discussions with companies in the comparison range if there is a need to do so. Statement of Work Residential Bathroom Renovation and Remodel The US Embassy in Stockholm requires a proposal for a residential bathroom renovation and remodel per scope description below and drawings attached. Description of Scope: The property is a single-family residence in the Stockholm area on three (3) levels. The house has five (5) bedrooms and currently only one (1) full bathroom on the upper floor and a toilet room on the entry floor. The remodel will improve and increase the bathroom facilities and provide three (3) bathrooms for the five (5) available bedrooms. The proposed project is a full renovation, including replacement of existing finishes or upgrade of existing finishes, and remodel of existing bathroom and toilet room and reconfiguration of space to create an additional new bathroom at the residence The bathroom remodel minimizes the impact to the existing house and utilize as much as possible of the existing layout and architectural configuration as well as existing MEP connection and utilities. To provide the proposed additional bathrooms the entry level restroom is reconfigured to allow for a shower with minimum demolition required and utilizing all existing utilities. The MEP utility modification work required is easily accessed from the house boiler room just below the bathroom. On the upper level the existing bathroom is divided into two (2), creating a master suite and shared bathroom for the remaining two (2) bedrooms. Here, also, the design minimize impact, with limited demolition. The remodel utilizes all existing utilities and connections except for the addition of a new sewer line and exhaust vent. The project includes all new bathroom finishes, wall tile and floor tile and installation of an under the floor heat system. The bathrooms will have all new plumbing fixtures, faucets, and accessories. All new casework, mirrors, and lighting fixtures. The reconfigured bathroom layout and lighting upgrades requires adjustments to the existing circuits, switch, and outlet locations. As well as adjustment to the current plumbing and drain lines. Demolition, and new wall framing work is required as part of the remodeling scope. In addition to the bathroom scope this project also include painting of walls and floors in the one car garage and replacing a few doors on the lower level. SOW - Residential Bathroom Renovation and Remodel Date: 2023 09 15 Summary of Scope per Discipline: Demolition Demolition work includes but is not limited to the following: Demolition of walls and relocated wall openings. Removal of existing wall paneling (if any) and wall textures and material. Removal of existing flooring. Removal of all existing bathroom fixtures, casework, furnishing and accessories. Removal of any wall shelving and miscellaneous items attached or found in the scope area. All demolition work as indicated on plans. Contractor is responsible for off-site removal and appropriate disposal of demolished material. Carpentry Carpentry work includes but is not limited to the following: Removal of old and install of new doors as indicated on drawings.Framing and drywalling, per industry standards typ. of new of new and reconfigured walls including relocated wall openings. Installing of new casework, new vanity countertops, wall cabinets and bathroom equipment, fixture, fittings, and accessories. Floor and wall tile installation. All work as indicated on plans. Contractor to verify all final selection with owner representative prior to product procurement and install. Samples may be required for submittal. Install per selected product manufactures recommendations and requirements. Contractor is responsible to verify such instructions and execute accordingly. Painting Painting work includes but is not limited to the following: Garage wall and floor to receive new paint. All bathroom ceiling to receive new paint. New constructed walls per the remodel to be spackled smooth and brought to a level to receive new paint per industry standard then painted where paint is indicated as final finish on drawings. Patch and repair existing walls. Paint of new baseboards and trim where required. Painted interiors and wall surfaces at scope completion should be even in color and texture, coats as needed minimum two (2) coats of paint over primer. All work as indicated on plans. Paint color and finishes as indicated on drawings. Mechanical Mechanical work includes but is not limited to the following: Modify existing vents and vent location to accommodate the reconfigured bathroom layout. Provide new vent for the new added bathroom on the upper floor. Vent sizes and capacity as indicated on specs and per industry standard and code requirements. Contractor is responsible to verify existing systems components and needed capacity, and to provide and install appropriate equipment per verification and requirements. All work as indicated on plans. Electrical Electrical work includes but is not limited to the following: Modify existing circuits to adjust to relocated and added lighting location. Removal of old light fixtures and installing new fixtures. Removal and relocation of existing switch locations and outlets. Removal of old cord extensions and runs on walls. To run existing used cords and cables if required. Removal of old redundant/ outdated data and phone outlets. Installing of new electrical towel racks. Installing and coordinating electrical under floor heat system. All work as indicated on plans. Contractor is responsible for off-site removal and appropriate disposal of removed and demolished material and equipment. Connecting moved, new and replaced in place appliances to existing plumbing locations. Provide plumbing extension, appliance connection/ hook up for new proposed laundry room. The work must be completed in a timely manner appropriate for the scope as outlined, contractor to submit a work plan / schedule of work and sequencing for approval prior to the notice to proceed. The contractor is responsible for all labor, supplies, and materials required to perform this work. The contractor is responsible for all prep work, clean up, and disposal including all clean-up of the space, the removal of any debris, material disposal, excess paint disposal, etc. Contractor is responsible for off-site removal and appropriate disposal of removed and demolished material and equipment. The paint must meet or exceed US EPA guidelines for indoor air quality and safety (see epa.gov). Products must be low or zero VOC, with a strong preference towards environmentally friendly products. The contractor is expected to provide a limited labor and material warranty for a minimum of 6 months. The warranty should cover significant bubbling or pealing. The contractor is responsible to field verify all given measurements and existing conditions. When/ If plans and drawings are provided prior to or during the work please note all measurements assumed to be approximate and verified by the contractor for accuracy. Installation per drawings and manufacturers recommendation. Installment of tile, direction and joint placement may require a mock-up install. All wall and floor tile installment need to be verified on site prior to install. The Contractor is responsible to conduct due diligence to obtain any regulation requirements and to verify if any and what permits may be required to perform the scope of work as described. The contractor is then further responsible to obtain any such permit and work with the municipality or entity from where the permit is required. The contractor shall report and update the owner representative of the permit process and may request scaled drawings and documentation required for the permit submittal. Additional submittal documents required: Contractor to include reference and proof of similar work performed well and satisfactorily. Contractor to include list of similar past projects. Contractor to include a brief description of their services, year of experience and expertise (reference to web page acceptable) Draft Work Plan and/or Schedule to evaluate timeline of work from start to completion.
