The Government is looking for several companies with a strong understanding and adequate pool of resources to provide support to the DOS. The following requirements have been identified but not limited to by the Facility Management Services (FMS) Division as essential tasks within the new contract: Electrical Systems Mechanical System, Heating, Ventilation and Air Conditioning (HVAC) Plumbing Building Automation Systems Power Monitoring Systems (PMS) Thermography Analysis Vibration Analysis Conveyance Systems Sanitary Sewer Systems Custodial and Janitorial Services Kitchen Systems and Equipment Fuel Receiving, Storage and Distribution Thermal and Moisture Protection Grounds Maintenance Integrated Pest Management Event Support, set up break down Snow, Ice Removal and Control Streets and Walks (Curbs, Gutters, and Paving) Building Trades Technical Services, On-Site Support and Escort Services Provision of personnel Environmental Health and Safety Preventive Maintenance and System Repairs Assessment, Commissioning & other Technical Support Contractor Furnished Equipment, Spare Parts, and Materials Government Furnished Equipment Recreational Facilities, Gyms, Pool Maintenance, Cable and Satellite TV Repair Physical Security Maintenance Labor, lock & key Lock-out Services Labor, lock & key Repair service for Commercial Automated External Defibrillator (AED) Firing Range

The U.S. Department of State, Office of the Procurement Executive, Worldwide Division/Regional Support Branch, is tentatively planning to release/post a Request for Proposal (RFP) for the O&M Facilities Management Services IDIQ in the next 15 to 60 days. Once posted, the RFP will provide offerors a minimum of 30 days to respond. The RFP Number will be 19AQMM25R0151. During the RFP posting period, the Government anticipates a Question and Answer (Q&A) phase. The Bureau of Administration, Office of Operations, Office of Facility Management Services (A/OPR/FMS), requires a long-term, flexible ordering mechanism to procure a wide range of Operations and Maintenance (O&M) Facilities Management Services to support its domestic real estate portfolio. The O&M services will support over 40 Department of State buildings and facilities across the United States. Services under the resulting IDIQs will include, but are not limited to: • Facility operations services • Scheduled preventative maintenance • System and equipment repair services, including unscheduled repairs
