The United States of America the United States Coast Guard (USCG) space desired of 2,900 rentable square feet of office space to include parking space. Rentable office space must yield 2,900 square feet (ABOA) office area. Minimum ABOA 2,900 square feet office area. Maximum ABOA 4,300 square feet office area. The Federal Government through the USCG is looking to lease space under a lease within the delineated area attached, this site must fall within the delineated area depicted The lease terms being requested is a full service lease for five (5) years, which will be structured as one (1) year with four (4) options to be followed. This space must be available for immediate occupancy upon selection. Other required features will include. Restrooms (consisting of lockers and showers) The Government is considering alternative space if this is viable and economically advantageous to the Government. In making this determination the Government will consider among other things the availability of alternate space that potentially can satisfy the Governments list of requirements (to be determined upon a physical survey of potential sites) as well as costs likely to be incurred through relocating such as the physical costs to move, replication of any current improvements, telecommunications infrastructure, non-productive agency downtime and most importantly physical security concerns , proximity to public transportation. This space must be located within a professional environment and must be with a pleasing business appearance, Class A or B space. Responses should include the following: Building name and address of available space within building (space#) Rent-able square feet available, and expected rental rate per rentable square feet Fully Serviced Lease or Not Fully Serviced -ANS/BOMA office area - (ABOA) square feet to be offered and expected rental per ABOA square feet, fully serviced. (Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any) - Date of space availability -Building Ownership information - Security 24/7 - Verify Parking Availability onsite - Verify if a Conference Room and Break Room is available - Close Proximity to Waterfront - Private Offices Separated - Verify your building IT currently has fiber cable connections. - Energy efficiency and renewal energy features existing within the building -List of building services.
