The project is located on the grounds of the Crow/Northern Cheyenne Hospital, in Crow Agency Montana on the Crow Indian Reservation. Notice to Proceed (NTP) is anticipated to be issued in early spring 2023, after winter weather has concluded. Site Visit information can be found at Section L.8 of this solicitation. This project will be procured as an Unrestricted, Full & Open solicitation under North American Industry Classification System (NAICS) code 236116 New Multifamily Housing Construction. The associated size standard for this procurement is $39.5 million. CONSTRUCTION MAGNITUDE: The magnitude of this construction project is anticipated to be greater than $10,000,000, in accordance with FAR 36.204(h). This is a PRESOLICITATION NOTICE for the Crow 18-Plex Apartment Building, a construction project for the Indian Health Service (IHS), Division of Engineering Services (DES). The Government anticipates releasing the solicitation on or about 12 September 2022 and will remain open for approximately 45 calendar days. The solicitation and all amendments for this Request for Proposals will be posted on https://www.SAM.gov/. A full scope of work, plans and specifications and Construction Wage Determination will be included in the solicitation documents. SCOPE OF WORK: The project is to construct an 18-Plex Apartment Building per the plans and specifications. The building is a two story, 26,446 square foot multi-living facility with a common area. The work consists of the site work, landscaping, utility services and all facets of construction for constructing a new apartment building. LOCATION OF PROJECT: The apartment building is to be constructed within the current leased boundary of the Crow/Northern Cheyenne Hospital leased compound in Crow Agency, Montana. CONSTRUCTION DURATION: Period of Performance is 425 calendar days from issuance of the Notice to Proceed. CONSTRUCTION MAGNITUDE: The magnitude of this construction project is anticipated to be greater than $10,000,000, in accordance with FAR 36.204(g).
