Expressions of Interest Due: October 15, 2021 The National Renewable Energy Laboratory (NREL) is a national laboratory owned by the U.S. Department of Energy (DOE) and managed by an M&O contractor (Alliance for Sustainable Energy) under prime contract No. DE-AC36-08GO28308 with the DOE. NREL currently occupies office and lab space in a building under lease in Golden, Colorado. NREL is considering alternative space if economically and operationally advantageous. In making the determination, NREL will consider, among other things, the availability of alternate space that potentially can satisfy NREL’s requirements as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive downtime. NREL is considering leasing space that meets the following parameters: Must be within 10 miles of the NREL South Table Mountain campus, located at 15013 Denver West Parkway, Golden, CO 80401; Approximately 65,000 – 95,000 rentable square feet of office space with the ability to construct lab space as needed throughout the term of the lease; Immediate availability, existing office build-out preferred; Code-compliant fire & life safety systems; Existing emergency back-up generator or the ability to install; A parking ratio of 2.0/1,000 square feet leased or greater; Normal services such as internet access, lighting, heating/cooling, fire detection and suppression, pest control, snow removal, parking, landscaping, grounds maintenance, etc. Lease terms are negotiable but a 10-year term with early termination at year 3 and year 6 is preferable. Expressions of interest must include the following information: Building name and address and location of the available space within the building; Rentable square feet available and expected rental rate per rentable square foot; Date of space availability; Building ownership information; Amount of parking available on-site; and Energy efficiency and renewable energy features existing within the building.
