The Objective of this contract is to perform complete and full preventive maintenance, inspection and repairs on all gates and overhead drop down doors; provide 100% operation of gates and doors at all times at ANC. The Government intends to acquire contract support for the basic maintenance of ANC’s gates and overhead doors. The Contractor shall perform quarterly preventive maintenance, repair and safety inspection services (MRSI) on nine (9) gates and fifty-two (52) overhead drop down doors. MRSI services are defined as all regular recurring inspections, adjustments, lubrications, repairs, and parts replacements necessary to ensure the continuous safe operation of the gates and overhead doors. Repairs shall not take more than two working days to complete. Scheduled Maintenance & Repair are defined as all regular recurring inspections, adjustments, lubrications, repairs, and parts replacements, that is "necessary” to insure the continuous safe operation of the electronic gates and overhead doors. The Contractor shall coordinate with the COR for all repair services. All repairs shall be in accordance with standard commercial practices using parts specified by the gate and overhead manufacturers, or items of equal or higher quality. The Contractor shall ensure minimum time for non-operation of the electronic gates or overhead doors, not to exceed two working days. The Contractor shall notify the COR of all projected downtime and estimated time for repair. When required parts are not available, the contractor shall notify the COR the same working day it is discovered. The contractor shall provide written documentation (for example, a letter/email from the parts manufacturer) to the COR about expected delivery time/explaining why the required repair time cannot be met. The contractor shall complete the repair within one work day or as scheduled after receiving the required parts from the manufacturer.
