Provide one (1) Market Rent appraisal (Fair Market Rental Value) for a Generator Building to be built on U.S. Government property, along with Market Rent for two Duct Easements, both easements being of the same easement document with the two easement values broken out for clarity of presentation. The USAF directive concerns a request for the USACE to contract for market rent appraisal involving MIT to provide a generator cluster building (power plant) on a small unimproved parcel located at, Hanscom Air Force Base, Lexington, MA. The generator cluster building will be constructed on a proposed 7,926 SF (0.182 Acres) Air Force leased land on MIT LL campus. In addition, the project will require easements totaling up to 78,843 SF (1.81 Acres), to run duct banks from the new generator cluster to the existing MIT LL buildings on the HAFB. Lease proposal consists of a fifty-year term with two easements having coterminous conditions with the land lease: Land Lease Parcel-7,926 SQUARE FEET OR 0.182 ACRES, and Easement parcels 78,843 SQUARE FEET OR 1.81 ACRES Easement 1: PARCEL CONTAINS 5,324 SQUARE FEET OR 0.122 ACRES MORE OR LESS. Easement 2: PARCEL CONTAINS 73,519 SQUARE FEET OR 1.688 ACRES MORE OR LESS. This procurement is set-aside for small business vendors. The applicable NAICS code is 531320 with a Small Business Size Standard of $8 Million. ALL OFFERORS MUST HAVE AN ACTIVE REGISTRATION IN SAM.GOV AT THE TIME OF SUBMISSION IN ORDER TO BE CONSIDERED. ANY OFFEROR THAT DOES NOT HAVE AN ACTIVE SAM.GOV REGISTRATION WILL BE REJECTED AS NON RESPONSIVE.
