The U.S. Army Corps of Engineers Recruiting Facilities Program seeks approximately 1,332 useable square feet of commercial retail/office space in Ponca City, OK, within a ¼-mile radius of 505C N 14th and in ZIP 74601. The space must include secondary egress, adequate 24/7 parking for Government-owned vehicles (preferably signed) plus employee/customer parking within four blocks, daytime janitorial services, and adequate signage; sites adjacent to incompatible businesses such as adult entertainment, bars, methadone clinics, drug rehabilitation centers, marijuana/hemp dispensaries, gun shops, or liquor stores may be eliminated. Lessors must be active in SAM.gov and provide a completed Rental Proposal Worksheet, proof of SAM registration/CAGE code, and existing floor plan, and must accept the non-negotiable general conditions and construction specifications, though the first four lease pages have negotiable terms. Leases are negotiated for a 5-year term with a Government termination clause; firm-term years generally require a significant lessor contribution toward build-out, and five-year firm term leases are generally not considered.
