This is a market research RFI for the Phase 2 renovation of the historic HQ AFMC Building 10262 at Wright-Patterson Air Force Base, Ohio, with an estimated budget of $140M–$170M. The project involves renovating approximately 247,600 SF, including the exterior envelope, ICD 705 secure spaces, full MEP and fire protection replacement, hazardous materials abatement, and historic preservation compliance, all while keeping the facility operational. The government is considering an Other Transaction Agreement under 10 U.S.C. § 2808a, with a Progressive Design-Build or Construction Manager at Risk delivery approach, structured in two phases: design/pre-construction followed by construction under a Guaranteed Maximum Price. Participation is voluntary, no solicitation currently exists, and the government will not reimburse response costs.
