The U.S. Army Corps of Engineers is soliciting offers for approximately 2,842 usable square feet of commercial retail/office space in Paris, TX, within a ¼-mile radius of 3219 NE Loop 286 and zip code 75460. The space must have secondary egress, 24/7 parking for eight Government-owned vehicles, adequate employee/customer parking within four blocks, daytime janitorial service, and adequate signage for visibility. Sites near incompatible businesses such as adult entertainment, nightclubs/bars, methadone clinics, drug rehabilitation centers, marijuana/hemp dispensaries, gun shops, or liquor stores could be eliminated from competition. Lessors must be registered/active in SAM.gov and submit a completed Rental Proposal Worksheet, proof of SAM registration/CAGE code, and existing floor plan; leases are negotiated for a 5-year term with a Government termination clause, first four lease pages are negotiable while general conditions are non-negotiable, and firm-term years require significant lessor build-out contribution, with five-year firm terms generally not considered.
