The U.S. Army Corps of Engineers, Recruiting Facilities Program, is seeking approximately 2,290 usable square feet of commercial retail/office space in Monroe, MI (zip code 48161), within a ¼-mile radius of 1228 S Telegraph Rd. The space must include secondary egress, parking for 7 Government-owned vehicles 24/7, adequate employee/customer parking within 4 blocks, daytime janitorial services, and adequate signage for maximum visibility. Sites adjacent to adult entertainment, nightclubs/bars, methadone clinics, drug rehabilitation centers, marijuana/hemp dispensaries, gun shops, liquor stores, or similar non-compatible businesses may be eliminated from competition. Lessors must be registered and active in SAM.gov, and offers must include a completed Rental Proposal Worksheet, proof of SAM registration/active CAGE code, and existing floor plan; leases are negotiated for a 5-year term, but the Government may terminate with reasonable notice, and firm-term years require a significant build-out contribution, with five-year firm term leases generally not considered.
