The U.S. Army Corps of Engineers, Recruiting Facilities Program seeks offers for approximately 1,492 useable square feet of commercial retail/office space in El Paso, TX, within a ¼-mile radius of 8820 North Loop Dr and in ZIP 79907. The space must have a secondary egress; adequate parking, preferably sign-designated, for 4 Government-owned vehicles 24/7 plus employee/customer parking within 4 blocks; daytime janitorial service; and adequate signage for maximum visibility. Sites adjacent to incompatible businesses such as adult entertainment, night clubs/bars, methadone clinics, drug rehabilitation centers, marijuana/hemp dispensaries, gun shops, or liquor stores may be eliminated from competition. Lessors must be registered and active in SAM.gov and include a completed Rental Proposal Worksheet, proof of SAM registration/CAGE code, and existing floor plan; leases are negotiated for a 5-year term with Government termination on reasonable notice, and firm-term years require a significant build-out contribution, with five-year firm term leases generally not considered.
