The U.S. Army Corps of Engineers Recruiting Facilities Program seeks offers for approximately 2,230 useable square feet of commercial retail/office space in Ann Arbor, MI, within a ¼-mile radius of 2144 S State St and in ZIP 48104. The space must include a secondary egress, adequate parking for five Government-owned vehicles 24/7 plus employee and customer parking within four blocks, daytime janitorial services, and maximum-visibility signage; sites adjacent to adult entertainment, nightclubs/bars, methadone/drug rehab, marijuana/hemp dispensaries, gun shops, liquor stores, etc., may be eliminated as non-compatible. Lessors must be registered and active in SAM.gov and provide a completed Rental Proposal Worksheet, proof of active CAGE code, and existing floor plan, and they should review all attached lease, general conditions, construction, and janitorial specifications. Leases are negotiated for a 5-year term with a Government termination clause giving reasonable notice; firm-term years require a significant lessor contribution toward build-out, and five-year firm-term leases are generally not considered.
