The property is approximately 331.33 acres known as Lower Grey Cloud Island at Cottage Grove in Washington County, Minnesota. This solicitation will be 100% set-aside for Small Businesses under NAICS 531320, Offices of Real Estate Appraisers, with a small business size standard of $9.5 million. It is anticipated this solicitation will result in a contract awarded on the basis of Best Value to the Government, with factors such as Appraiser experience writing UASFLA-Compliant appraisal reports; Recent and Relevant experience with property appraisals involving Sand, Gravel and Aggregate mining; and Narrative of approach to gathering relevant sales data and property information, when combined, being more important than price.
