The Army Corps of Engineers (hereafter the “Government”) is requesting to lease up to and not to exceed 6,500 square feet of usable contiguous space in Huntsville, Alabama for use by a government agency. This space could potentially be co-located with another requirement of 30,000 square feet. A co-location space would require a shared common space and should be noted in the bid that it will be for both spaces. A co-location will have shared common spaces but individual leases; please submit for both if planning to provide for both. Requested space must be fully serviced and in a building that can be customized to suit the Governments needs and security requirements. Please include the amount of TI that the Lessor would amortize, including interest rate and term. The term required is 20 (twenty) years, with one (1) year firm and nineteen (19) additional option years. The facility us to be located within a five (5) mile radius of the entry to Gate 9 of Redstone Arsenal.
