Enhanced Use Lease for High-End Mixed-Use Residential & Commercial Facilities
The Department of the Army is seeking proposals for a long-term Enhanced Use Lease (EUL) of non-excess land at Joint Base Myer-Henderson Hall. The project may involve high-end mixed-use residential and commercial facilities, a conference and events center, or a combination of both. The lease term is 50 years, with a possible renewal option, and consideration to the Army will be in cash, in-kind, or a combination, at fair market value. The selected lessee is responsible for all financing, design, development, operation, and compliance with applicable laws, with no monetary contribution from the Army. Proposals are due by 5:00 pm on 29 May 2026.
