As part of the Building LF-18 HVAC Sustainment Plan - MARMC Facilities has the need for replacement of the group of HVAC Unit Field Controllers identified as Batch Control Unit 1. The existing Trane Legacy Field Controllers located on the Units within Group 1 are no longer factory supported and parts are no longer available for these controllers. The lack of factory support and parts creates a large vulnerability for failure in the habitability for employees of Building LF-18. This vulnerability will be eliminated by replacing the existing Trane Legacy Controllers with new Trane Open Protocol BACnet Controllers identified as Tracer UC400 Controllers and Tracer UC600 Controllers. During the replacement process for the controllers each Air Handling Unit will also have existing air temperature sensors replaced along with new low limit sensors. Air Handling Units that have existing damper actuators will be replaced with new electronic actuators. Upon completion of replacement work each unit will be tested for functionality and any deficiencies shall be noted and reported to the MARMC Facilities Department. Any Fan Coil Units (FCUs) and VAV Boxes within the BCU-1 group will have all existing air temperature sensors replaced as well. Contractor will provide and install all required wiring needed for the identified units as well as any electrical piping in accordance with NEC. All new controllers installed will be integrated into the existing Trane Building Automation System and graphics will be added to properly display the statuses and readings to the Tracer Ensemble Building Automation System front-end. Contractor to also provide MARMC Facilities with updated Controls schematics and wiring diagrams generated in CAD Format.
