The gross area of 258.1 acres includes access roads and drainage ditches. The bid amount should reflect the total 258.1 acres. The 258.1 acres is considered a single farming unit. The land is wet and requires drainage. The land capability is Class IIIW for soil type 71 Acredale silt loam. The land capability is Class III when properly drained. Open ditch drainage is required to assure production. Bidders, please note that approximately 2.0 acres, at the eastern end of Field 1 has been identified by the Virginia Department of Health (VDH) Source Water Assessment as a buffer protection zone for drinking water wells near FU1. These 2.0 acres NO LONGER included as part of this lease. No planting or pesticides shall be applied within 1,000 feet of drinking water wells. Maintain a minimum 1000 feet buffer around the installations potable water wells. The 2.0 acre that acts as the buffer protection zone will be marked by the installation prior to the first planting season. Mowing of ditch banks is required every other year of the lease.
