CONTRACT SERVICE TO THE HVAC SYSTEMS The embassy of the United States in Perú – NAMRU-6 is requesting a contract with 04 maintenance service for HVAC Chiller of 160 TN, 01 maintenance to 05 air handlers, 01 maintenance to all VSD and 01 maintenance to the four main pumps. The performance period: September 30, 2021 to September 29, 2022. 1. WORK DISCRIPTION1.1.- CHILLER:(Brand: York Model: YCAV0157PA28VAC & Cap. 157 TN)Provide four Bi-monthly maintenance on Saturdays. Emergency calls 24 hr. from Monday to Sunday. -Verify de oil level in the separator of oil -Verify de level of humidity / Humidity indicator -Verify operation parameters (electrical, pressure and temperature) -Verify correct set-points of operation and security. -Inspect the condition of the condenser grills (cleaning is required) -Visual inspection of oil leaks -Inspect the motors and fans of the condensers -Inspect the correct rotation of the ventilator -Inspect any abnormal or excessive noise -Inspect the interrupter of water flow -Inspect the temperature sensors and transducers -Verify the general conditions of the equipment -Verify the contactors from the ventilators -Verify the insulation of the heat exchangers -Verify and adjust the electrical connections -Verify the compressors resistance -Inspect leaks of refrigerant -Verify the value of the super-heater in the evaporator. -Verify the economizer valve at the entrance or the compressor -Verify the sub-cooling value at the condenser -Analyze oil and the refrigerant -Vibration analysis -Change oil filters -Inspect the liquid lines, parallel to the change of filters -Check the resistance’s ohms of the compressor and ventilators -Register the operation conditions and collect the data -Operation test -Cleaning around the working area 2 1.2. - AIR HANDLERS (AHU) Preventive maintenance works with 05 units of AHU’s. Two units are York and three Semco brand. The preventive maintenance is for one service and performed on Saturdays. -Start the engines check for operational deficiencies -Verify general conditions of the equipment -Verify parameters (electrical/mechanical) -Revision of contactors and/or start buttons -Revision of water valve -Inspection of the resistance (in case they have on) -General revision of the coils -Inspect the V-belts -Lubricate the shafts and bearings -Cleaning de collecting tray -Clean the air filters -Inspect, cleaning and disinfecting the drainage -Inspect the condition of the coil’s motor fan -Inspect noises and abnormal vibrations -Verify and adjust electrical connection. -Verify painting of the dampers and lubrication -Verify the calibration of the filters (pressure differential) -Verify refrigerant (in case of direct expansion) or water leaks -Lubrication of bearings -Electrical mega roll (electrical ventilator and compressor) -Cleaning of the cabinets -Pressurized cleaning of the coil -Register the parameters (electrical, temperature and pressure) and the conditions ofoperation -Cleaning and grease the doors of the air handlers -Operation test 3 1.3. - VARIABLE SPEED DRIVES (VSD) The total preventive maintenance is 9 VSD, divided into 5 in AHU’s, 2 in the chiller and 2 in the boiler HVAC. If there’s achange with the customer, you will finally arrange with NAMRU -The contractor will send in with24 Hr. of anticipation the relation of workers. -It is responsivity of the contractor to clean the material leftovers and debris. 5 (NON-OFFICIAL SPANISH TRANSLATION) CONTRATO DE MANTENIMIENTO DE EQUIPOS DEL SISTEM A HVAC. La Embajada de los Estados Unidos de América en el Perú -NAMRU6, requiere los servicios de una Empresa especialista en trabajos de aire acondicionado para brindar servicios de 04 mantenimiento preventivo y suministro de repuesto originales para Chiller de 160 toneladas en la marca York; 01 mantenimiento preventivo a 5 unidades de manejadoras de aire acondicionado marca York (UMAs); 01 mantenimiento preventivo a variadores de velocidad de UMAs y 01 mantenimiento preventivo a bombas del Chiller y Boiler. El periodo de performance: 30 de Setiembre 2021 hasta 29 de Septiembre del 2022. 2.DESCRIPCION DEL TRABAJO1.1.- CHILLER: (Marca York, Modelo: YCAV0157PA28VAC y Capacidad: 157 TR)Proveer cuatro mantenimientos preventivos bimensuales (cada dos meses) de prioridad los días sábados y/o previa coordinación cualquier día de la semana. Considerar servicio de emergencia las 24 horas del día de lunes a domingo. -Verificación de nivel de aceite en Visor del Separador de Aceite. -Verificación del visor de la línea de líquido / Indicador de Humedad.Verificación de Parámetros de Operación (eléctricos, presión y Temperatura). -Verificación de la correcta Programación de Puntos específicos de Operación y seguridad. -Inspección de condiciones de Serpentines del Condensador (Limpieza de requerirlo). -Inspección visual de fugas de aceite. -Inspección de Motores y Hélices de Ventiladores del Condensador. -Inspección de correcta rotación de Ventiladores del Condensador. -Inspección de Ruidos y Vibraciones Anormales. -Inspección de interruptor de flujo de agua. -Inspección de sensores de temperatura, y transductores. -Verificación de condiciones generales del equipo. -Verificación de contactores de ventiladores. -Verificación de operación de válvula de alimentación al tanque y de alimentación alcondensador. -Verificación de la insolación de los intercambiadores de calor. -Verificación y ajuste de conexiones eléctricas. -Verificación de la Resistencia del Compresor. -Inspección de fugas de refrigerante. -Verificación del valor de Superheat del Evaporador. -Verificación de la válvula Economizer de alimentación del Compresor. -Verificación del valor de Subcooling del Condensador. -Análisis de aceite, análisis de refrigerante. 6 -Analisis vibratorio. -Cambio de filtros de aceite (incluye filtros). -Inspección de válvulas de línea de líquido (en paralelo con el cambiode filtro). -Chequeo de resistencia ohmica del motor de compresor y ventiladores -Limpieza rededor del área de trabajo. -Registro de condiciones de operación y observaciones en el reportede mantenimiento. -Pruebas de arranque y operación. 1.2.- Unidades Manejadoras de Aire (UMA). Mantenimiento preventivo de 5 unidades manejadoras de aire (UMA) tres marca YORK y dos unidades marca SEMCO INCORPORATED. El mantenimiento a unidades es por un servicio y de prioridad los días sábados y/o previa coordinación cualquier día de la semana. -Prueba de Funcionamiento arranque y revisión de deficiencias operacionales. -Verificación condiciones generales del equipo. -Verificación de parámetros (eléctricos/mecánicos). -Revisión de contactor y/o dispositivo de arranque. -Revisión de válvula de agua. -Inspección de resistencia (en caso de tener instalado). -Revisión de condiciones de serpentín. -Inspección de estado Fajas. -Lubricación de ejes y poleas. -Revisión y Limpieza de bandeja de rebose. -Revisión y Limpieza de filtros de aire. -Inspección y limpieza y desinfección de drenaje. -Revisión de condiciones de la hélice y motor de ventiladores. -Inspección de Ruidos y Vibraciones anormales. -Verificación y ajuste de conexiones eléctricas. -Verificación, lubricación y pintado de Dampers. -Verificación de Calibrador de filtro (diferencial de presión). -Verificación de fugas de refrigerante (para el caso de equipos de exp. directa) o agua. -Lubricación de rodajes. -Megado de bobinas motores eléctricos (motor de ventilador y compresor). -Lavado de Gabinetes. -Lavado de Serpentín a presión con Acti Clean. -Registro de Parámetros (eléctricos, de temperaturas y presión) y Condiciones de Operación. -Limpieza, verificación y engrase puertas y bisagras tableros UMAS. -Pruebas de arranque y operación. 7 1.3.- Variadores de Velocidad (VSD). Mantenimiento preventivo de 9 Variadores de Velocidad, 5 variadores de las UMAs, 2 Variadores del Chiller y 2 Variadores del Boiler HVAC. El mantenimiento es por un servicio y de prioridad los días sábados y/o previa coordinación cualquier día de la semana. -Limpieza externa del variador de velocidad. -Desmontaje de la carcasa superior y del disipador de calor. -Limpieza interna con solvente dieléctrico delas partes eléctricas. -Pruebas de arranque y operación. El mantenimiento es por un servicio y de prioridad los días sábados y/o previa coordinación cualquier día de la semana. -Desmontaje de motor y bombas. -Desmontaje de rotor. -Retiro de rodamientos para reemplazo. -Lavado de bobina de motor con solvente dieléctrico. -Aplicado de solvente deshumedecedor. -Tratamiento térmico a bobina. -Megado de bobinado. -Aplicado de barniz al horno y pintado de motor. -Revisión de sellos de bomba, y reemplazo de empaquetaduras. -Pruebas de arranque y operación. 8 *Características de Bombas de Chiller. -Marca: Bell & Gossett. -10 HP. -Serie: CO74527-02L80. -Size: 1531. -RPM: 1800. -Cantidad: 2. *Características de Bombas de Boiler. -Marca: Bell & Gossett. -5 HP -Serie: CO74526-01L80. -Size: 1531. -RPM: 1800 -Cantidad: 2. 2.-REQUERIMIENTO DE SEGURIDAD -El contratista deberá utilizar el equipo necesario y apropiado para delimitar el área detrabajo y no permitir el tránsito de peatones, usar cinta amarilla, etc. -El personal del contratista deberá utilizar el respectivo y apropiado EPP - Equipo deProtección Personal según el trabajo a realizar, (arnés, guantes, gafas, etc.). -Respetar los reglamentos internos de la empresa y mantener un aspecto decoroso yser respetuoso. 3.- CONDICIONES ESPECIALES. -El pago se realiza 30 días útiles luego de la culminación del servicio. -Dirigir propuesta a nombre de: Embajada de los Estados Unidos América-NAMRU6Atención Departamento de Compras. -El trabajo se realiza de lunes a viernes de 08:00 a 16:30 y de ser necesario previacoordinación los fines de semana. -El contratista deberá enviar con 24 horas de anticipación la relación del personal queingresara a trabajar. -Será responsabilidad del Contratista llevar y botar el desmonte y/o material reemplazadode nuestras instalaciones.
