This is justification to award a single source award to Rose Office Systems, Inc. for the purchase of five (5) temporary facilities currently located on Tyndall AFB, FL under the authority of FAR 13.5... This is justification to award a single source award to Rose Office Systems, Inc. for the purchase of five (5) temporary facilities currently located on Tyndall AFB, FL under the authority of FAR 13.5. The current facilities are under lease through the United States Army Corps of Engineers contract to renovate and refurbish building 290. The five (5) facilities installed on Tyndall AFB have been tailored to meet the needs of the government, and all facilities can be acquired in the commercial market sector. Design requirements and site preparation will be not be required on these facilities as they are already installed. There is not a reasonable expectation for fair and reasonable offers of separate potential set-aside concerns, and there is greater risk in the competitive environment due to the volatile nature and excess duplication of costs of the design and site preparation phases required per facility if acquired through other sources. The five facilities have square footage as follows: 290-1; 2660 sq ft 290-2; 1536 sq ft 290-3; 1440 sq ft 290-4; 3780 sq ft 290-5; 3366 sq ft There will be a full squadron utilizing these facilities until their associated MILCON is completed. The government is estimating a need for the following office and cubicle space Five (5) Private offices no smaller than 200 sq ft for Commanders 10 Private offices no smaller than 120 sq ft for section chiefs, element leads, the First Sergeant, etc. 65 personal cubic spaces no smaller than 50 sq ft each.
