The U.S. Government has a requirement to relocate its current Armed Forces Career Center located in Bellevue, WA. Due to building where the Government currently occupies retail space, is scheduled for demolition in 2022. The Government’s desire is for a full service lease to include base rent, CAM, utilities and janitorial for approximately 3,150-4,378 rentable square feet of retail space for an Armed Forces Career Center for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area in Bellevue Washington. Nonexclusive on-site parking for 14 Government vehicles must be provided on a 24 hours 7 days a week basis. The U.S. Government is self-insured, a security deposit is not applicable. The leased premises needs to be located adjacent to identified streets and delineated area shall not extend beyond the streets listed below: North: I-520 East: 156TH AVE NE South: BEL RED ROAD West: 124TH STREET After receipt of the initials, the named Realty Specialist or other authorized representative will conduct negotiation on behalf of the Government. Oral or written negotiations will be considered with Offerors that are within the competitive range. The competitive range will be established by the Realty Specialist, and based on lease costs and other award factors stated in this solicitation. All offerors will be included that have a reasonable opportunity of being selected for award. Negotiations are considered closed at the due date and time of best and final offers. Offered space must meet Government requirements per the terms of the Government Lease and as further describe in the Request For Proposal. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. In making the determining, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as relocation costs such as physical move costs, tenant improvements and telecommunication infrastructure.
