The U.S. Government currently occupies retail and related space in a building under lease that the agency is in need of renewing given the current lease expires on November 30, 2021. The Government is considering alternate space if economically advantageous. In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government’s desire is for a full service lease to include base rent, CAM, utilities and janitorial for approximately 2,031 rentable square feet of Retail space for an Armed Forces Career Center for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area in Seattle, Washington. Nonexclusive on-site parking for government vehicles must be provided for on a 24 hours 7 days a week basis. Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. The Government requests Space in an area bounded as follows: N: North East 45th St. S: North East Pacific Street/OM E: Montlake BLVD Northeast W: I-5 Buildings that have frontage on the boundary streets are deemed to be within the Delineated Area.
