The Government’s desire is for a full service lease to include base rent, CAM, utilities and janitorial for approximately 7,436 rentable square feet of Retail space for an Armed Forces Career Center for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area in Federal Way/Auburn, Washington. Nonexclusive on-site parking for 21 government vehicles must be provided for on a 24 hours 7 days a week basis. Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. The U.S. Government is self-insured, a security deposit is not applicable. Delineated Area Boundaries: North: S. 277th Street (Federal Way) South: S 360th Street (Federal Way) East: R Street NE (Auburn) West: 1st Avenue South (Federal Way) After receipt of the initials, the named Realty Specialist or other authorized representative will conduct negotiation on behalf of the Government. Oral or written negotiations will be considered with Offerors that are within the competitive range. The competitive range will be established by the Realty Specialist, and based on lease costs and other award factors stated in this solicitation. All offerors will be included that have a reasonable opportunity of being selected for award. Negotiations are considered closed at the due date and time of best and final offers. Offered space must meet Government requirements per the terms of the Government Lease and as further described in the Request For Proposal. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. In making the determining, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as relocation costs such as physical move costs, tenant improvements and telecommunication infrastructure.
