The U.S. Army Corps of Engineers is seeking to lease approximately 2500 usf of existing class A or B retail space in Tulsa/Broken Arrow, Oklahoma, specifically within the following geographical location: Northern Limit: 61st Street (Albany St.) Southern Limit: 71st Street (Kenosha St.) Eastern Limit: S 177th Ave (Lynn Lane) Western Limit: HWY 64 The ideal space would fit the following: building specifications in compliance with all federal, state and local ordinances, force protection standards in compliance with Department of Defense Unified Facility Criteria; outfitted with designated parking. An initial five year term is intended. Space must be ready to occupy within 120 days from lease execution. Expressions of interest should include: 1. Itemized rental proposal worksheet (Enclosure 2). 2. Statement indicating whether or not the property is in a 100-year flood plain. 3. If the offer includes a lump sum Government contribution to the finish-out of the space, the offeror should provide a bid for the completion of the work. 4. An estimate of the number of calendar days to complete the finish-out of the space after award of the lease. 5. Proof of ownership with legal description of the property.
