The U.S. Government seeks expressions of interest for leased space for a U.S. Army Reserve Center and support facilities in the greater West Bend, Wisconsin area, with properties required within a 50-mile radius of downtown West Bend and outside a 100-year flood hazard zone. The required space is contiguous administrative office, training rooms, and secure warehouse/storage totaling approximately 18,000–23,000 ANSI/BOMA office area sq ft, yielding no more than 25,000 rentable sq ft, preferably all on the ground floor, with warehouse clear height of at least 14 ft, 150 lbs/sq ft floor load, at least one drive-in/loading bay, 24/7 unrestricted access, and parking for at least 150 POVs plus five secure GOV spaces. The lease would be fully serviced and turnkey, with rent inclusive of operating expenses, utilities, taxes, routine maintenance, janitorial supplies/services, trash removal, and property insurance; the term is one firm year with four consecutive one-year Government renewal options, up to five years total, and standard termination rights on 60/90/120 days’ advance notice. Tenant improvements must meet applicable accessibility, life-safety, and DoD antiterrorism/security standards, all at lessor expense, and the lease commences after completion of alterations and final Government acceptance. Interested property owners, developers, or authorized representatives must submit property identification, offered ABOA/RSF and floor details, scaled floor/site plans, proof of ownership or authorization, zoning/floodplain confirmation, and an estimated tenant-improvement delivery timeline.
