The Los Angeles District, U.S. Army Corps of Engineers seeks to lease existing Class A or B retail space totaling 3,560 net/usable to 3,979 gross/rentable square feet in Glendora, California, within a defined delineated area, for an Armed Forces Career Center under a full-service lease of up to five years with Government termination rights. The space must offer both a primary and secondary point of ingress/egress; lighted on-site parking for eight Government vehicles 24/7 plus additional parking for about 18 employee vehicles and visitors during business hours, weekends, and holidays; and use beyond normal working hours, including weekends and federal holidays. Adequate public mass transit within three walking blocks is highly desired, and incompatible nearby uses such as sexually oriented businesses, bars, nightclubs, liquor stores, smoke shops, or marijuana dispensaries are not acceptable. Interested building owners or their exclusive representatives must include an exclusivity agreement or equivalent authorization and provide the required lease forms, floor plans, site/parking plan, street-view photo, and seismic offer form with their response.
