The space must meet Government lease requirements, offer primary and secondary ingress/egress, provide 24/7 lighted parking for four Government vehicles plus additional business-hour/weekend/holiday parking for about five employee vehicles and visitors, and ideally be within three walking blocks of adequate mass transit. The facility cannot be located near incompatible businesses such as sexually oriented businesses, bars, nightclubs, liquor stores, smoke shops, or marijuana dispensaries, and lessors must be registered and active in SAM.gov. Offers will be evaluated on location, ability to meet construction/security/lease requirements, competitive cost, and client qualitative mission ratings, with three construction bids requested and no change orders allowed after acceptance.
